Where it is and getting around
Arjan is part of the wider Dubailand master plan, where Umm Suqeim Road (D63) meets Sheikh Mohammed Bin Zayed Road (E311). It sits between Al Barsha South and Motor City, with JVC close by, and the two main roads give direct access across the city.
Public transport is limited to RTA buses, and the nearest Red Line stations are a drive away, so most residents rely on cars, taxis and ride-hailing apps. Dubai Sports City, home to Dubai International Stadium, is a short drive away.
Living here
Dubai Miracle Garden and the indoor Dubai Butterfly Garden are next door. The Miracle Garden opens for a season each year, through the cooler months, and brings visitors to the area while it is open.
Mediclinic Parkview Hospital, a large private hospital that opened in 2018 on Umm Suqeim Road beside the Miracle Garden, is within easy reach of most buildings.
Day-to-day shops sit on the ground floors of the buildings: supermarkets, pharmacies, cafés, restaurants and gyms. Dubai Holding Community Management runs the community, which has parks, play areas, outdoor gyms, sports and padel courts, and mosques. For a bigger shop, Circle Mall in JVC is a short drive away.
Safa Community School is on Umm Suqeim Road, just off Sheikh Mohammed Bin Zayed Road, and more schools, including Nord Anglia International School Dubai and Brighton College Dubai, are in neighbouring Al Barsha South. There are nurseries within Arjan itself.
Most buildings are low- and mid-rise, so the neighbourhood has a smaller scale than the tower districts closer to the coast. Building work continues on several plots, so it is worth checking what is planned next to a unit before you buy, particularly if the view matters to you.
Property types
Arjan is almost entirely apartments: studios and one, two and three-bedroom units in low- and mid-rise buildings, many with balconies, a pool, a gym and shops on the ground floor. Buildings are by a range of developers, such as Skyz by Danube, Lincoln Park and Vincitore Palacio.
Units on the garden side of some buildings look over Dubai Miracle Garden, and higher floors in the taller buildings look out towards the Dubai skyline.
Service charges, finishes and parking arrangements differ between buildings, so we set each unit's service charge and the building's recent transfer prices side by side on a shortlist.
What to compare between buildings
- The developer and the year the building was handed over.
- The service charge, and whether cooling is billed separately.
- Parking: how many spaces come with the unit, and whether they are covered.
- The outlook, and what is planned on the plots next door.
- Balcony size and layout, which vary a lot between buildings with the same bedroom count.

- Landlords who want a newer apartment in an area with steady tenant demand.
- Tenants who want a modern apartment close to Al Barsha South, JVC and Motor City, with a hospital next door.
- People who work at Mediclinic Parkview Hospital or in nearby Al Barsha South and Motor City and want a short commute.
- First-time buyers comparing newer buildings here with those in nearby JVC.
It suits people who drive. It is less suited to anyone who wants a finished neighbourhood with no construction nearby, or a metro station within walking distance.
Renting in Arjan
Leases are annual and registered with Ejari, with rent usually paid by cheques. Because many buildings are new, tenants are often the first occupants of a unit, so it is worth recording the condition of the apartment with photographs at move-in, along with the meter readings for the Dewa account.
