Where it is and getting around
JVC sits between Al Khail Road (E44) and Sheikh Mohammed Bin Zayed Road (E311), with Hessa Street as a third way in. On official maps it falls within Al Barsha South Fourth, and Jumeirah Village Triangle, Dubai Sports City and Arjan are all close by.
Outside peak hours, Dubai Marina and Mall of the Emirates are about 20 minutes' drive away, and Downtown Dubai about 20 to 25 minutes. There is no metro station inside the community. RTA buses link JVC with Mall of the Emirates and the Red Line, but most residents drive.
How the districts work
Listings in JVC are labelled by district, from District 10 to District 19. Districts 10 to 15 are laid out on triangular plots, mostly of apartment buildings. District 16, in the north, holds Nakheel's two-bedroom villas, and Districts 17 and 18 sit close to the entrances from Hessa Street and Al Khail Road. Nakheel's four-bedroom Circle Villas, set around the central park, are often called District 19.
Where a building sits affects the daily drive: buildings near the main entrances are quicker to reach from Hessa Street and Al Khail Road.
Living here
The circular plan spreads landscaped parks through the districts, with play areas and jogging and cycling paths, and there are sports courts, padel courts, a football pitch and Nakheel's Circle Club across the community. Nakheel describes JVC as a family-friendly, pet-friendly neighbourhood.
Circle Mall, in District 11, is the main shopping centre, with shops, restaurants and everyday services. Supermarkets such as Spinneys and Choithrams, plus clinics, pharmacies, cafés and gyms, sit on the ground floors of buildings across the districts. There are several mosques in the community, including one at Circle Mall.
JSS International School has its campus inside JVC, and Sunmarke School and Nord Anglia International School Dubai are a short drive away. There are several nurseries in the community, and Mediclinic Parkview Hospital is in neighbouring Arjan.
JVC is still filling in, and some plots are under construction. The view from a balcony today may not be the view in two years, so it is worth checking what is planned on the neighbouring plots before you buy.
Property types
- Apartments: studios to three-bedroom units in low- and mid-rise buildings, most with a pool, gym and parking. Some buildings have ground-floor apartments with private gardens or direct garden access.
- Townhouses: rows of townhouses built by several developers in different districts.
- Villas: Nakheel's villas, including the four-bedroom Circle Villas around the central park and two-bedroom villas in District 16.
Because so many developers have built here, quality, finishes and service charges differ from one building to the next. In JVC the building usually matters more than the district, which is why every unit on our shortlists comes with the building's service charge and its recent transfer prices.
Who it suits
- First-time buyers and investors looking for apartments at mid-market entry prices.
- Landlords who want an entry-level apartment in an established community with its own schools and shops.
- Tenants who work in Dubai Marina, Al Barsha or the media and internet cities and want a quieter base.
- Families who want parks, a school and a mall inside the community, and the space of a townhouse or villa.
It is less suited to anyone who wants to walk to the metro or the beach.
Renting in JVC
Apartments are let on annual contracts registered with Ejari, with rent usually paid by cheques agreed with the landlord. Two things to confirm before signing: whether cooling is included or billed separately, because some buildings use district cooling with its own bill, and how many parking spaces come with the unit.
