Where it is and getting around
Business Bay lies between Sheikh Zayed Road and Al Khail Road, built where Dubai Creek was dredged and extended inland, and it runs along the water from Ras Al Khor towards Sheikh Zayed Road. The Dubai Water Canal now carries that waterway on through Safa Park and Jumeirah to the sea, and the district's towers line both banks.
Its northern edge borders Downtown Dubai, so the towers nearest Downtown are within walking distance of The Dubai Mall. Business Bay station on the Red Line sits on Sheikh Zayed Road, one stop from Burj Khalifa/Dubai Mall. By car, DIFC is about ten minutes away and Dubai International Airport about 15 minutes outside the rush hour. Al Khail Road, on the inland side, gives a second route across the city, parallel to Sheikh Zayed Road.
Living here
The canal promenade is the district's main outdoor space, with walking and cycling paths along the water, and Marasi Drive runs beside the canal past several residential and serviced towers. Bay Avenue Park, next to Executive Towers, adds green space, and Bay Avenue, the retail podium of Executive Towers, has shops and cafés.
Hotels such as the JW Marriott Marquis, The Oberoi and the Paramount Hotel Dubai bring restaurants, gyms and spas into the district. Supermarkets including Spinneys, Choithrams and Carrefour Market, along with clinics and pharmacies, are spread between the towers.
Schools are a short drive away in Al Safa and Jumeirah, including Jumeirah English Speaking School and GEMS Jumeirah Primary School.
Business Bay is also a working district. Dubai Properties launched it in 2003 as a new commercial centre for the city, and offices still bring weekday activity. Construction continues on some plots, so it is worth checking what is planned next to a building before you buy.
Property types
- Apartments: studios to three-bedroom units in residential towers, many with canal or Burj Khalifa views.
- Penthouses and duplexes: in selected towers, with a small number of townhouses.
- Serviced and hotel-branded residences: furnished units with hotel services, such as DAMAC Maison Cour Jardin, a serviced tower overlooking the canal.
- Offices: Business Bay was planned as a business district, and some investors buy office space here.
In Business Bay the view is part of the price: canal-facing, Burj Khalifa-facing and road-facing units in the same tower trade differently. Every unit on our shortlists comes with its service charge and the building's recent transfer prices, so you can compare like with like.
What to check in a Business Bay tower
- Whether the unit is a standard residential apartment or a hotel apartment, and what that means for how it can be used and let.
- The view from the actual floor and side, not the brochure.
- The service charge, and whether cooling is billed separately.
- Parking and visitor access, which vary between towers.
- What is planned on the plots next door.
Who it suits
- Professionals who work in Business Bay, Downtown or DIFC.
- Buyers who want a furnished or hotel-branded unit next to Downtown Dubai.
- People who want waterside walks, restaurants and the metro within reach.
- Investors weighing hotel apartments against standard apartments, who can compare both in one district.
Families who want a garden and quiet streets may prefer a villa community such as The Villa.
Renting in Business Bay
Standard apartments are let on annual contracts registered with Ejari, with rent usually paid by cheques. In serviced towers, some units are part of a hotel rental programme, so check how a unit is managed before agreeing a long lease.
